Menture Construction's new home building process ensures the highest level of compliance, safety and quality. We have worked with virtually every town in the Bay Shore area and Monmouth County New Jersey. We are intimately familiar with the differences and nuances of each town here from Manalapan to Sea Bright, Keansburg to Tinton Falls, Atlantic Highlands to Red Bank, Rumson to Cots Neck.
Menture Construction provides a full range of construction services for building your new house. We work with you from the very beginning to ensure you house is built exactly the way you want it and it's done to code. We work with existing plans, with your architect or with our own partner reputable architects, engineers and designers whom we've worked with for years.
We help secure all the appropriate building permits filed with the town you are building in through that town's Building Permit Application Process. Ensuring the build is done to code is critical for quality, safety and for your relationship with the town.
Once the planning is complete, its time to get the site ready for the build. Menture Construction handles the clearing of trees, leveling of the site, drainage, the utility runs, septic, well and foundation. Once the grading is completed, the foundation is either formed, footed and poured or the prefab foundation is brought in and placed on site.
When the foundation curing process is complete or the prefab foundation is set, a town inspector visits the site to do the "first inspection" of the process. He or she inspect to ensure the foundation is up to code and installed properly. This inspection may be repeated depending on the type of foundation (slab, crawl space or basement). We walk through the inspection with the inspector and we encourage our customers to join us.
Once the inspection is passed, we will remove the forms and begin the framing phase.
In the "rough framing" step, we build the "skeleton" or "shell" of the house which include the floor systems, walls and roof systems. Next we attach plywood or OSB (oriented strand board sheathing to the exterior walls and roof, and then we install windows and exterior doors. The sheathing is then covered with a protective barrier known as a house wrap like Tyvek which allows water vapor to escape from the inside while preventing liquid water from penetrating the structure from the outside. This reduces the likelihood of mold and wood rot and ultimately damage from insects like termites.
Once the roof is secured and the wrap secure, the house is now "dried in" making it ready for the rough installation of plumbing, electrical and HVAC (heat, ventilation and air conditioning)
Once the house is dried in, siding and roofing can be installed. Inside, the electrical and plumbing contractors start running pipes and wires through the interior walls, ceilings and floors. Water supply lines for each fixture, are installed as well as sewer lines and vents. Bathtubs, custom shower enclosures and one-piece shower/tub units are put in place as they are often large, heavy objects. Duct work is installed for the HVAC system, and furnace. Baseboard hot water lines are run of that is the heating method chosen. HVAC vent pipes are installed through the roof, and insulation is installed in the floors, walls and ceilings.
The electrician installs receptacles for outlets, lights and switches and runs wires from the newly installed breaker panel to each receptacle. Wiring for telephones, cable TV and music systems is included in this work if planned for.
Rough framing, plumbing and electrical and mechanical systems are inspected for compliance with building codes. Once rough in inspection are complete, drywall/wall board is delivered to the building site.
Given the range of seasons and temperature we have here in New Jersey ensuring your home is thoughtfully and expertly insulated is critical to maintaining comfort while saving energy.
Menture Construction builds homes with the latest insulation technologies including fiberglass, cellulose and foam. We also use concrete blocks; foam board or rigid foam; insulating concrete forms (ICFs); sprayed foam; and structural insulated panels (SIPs) according tot he specifications of the build.
We use blanket insulation, loose-fill and blown-in insulation, liquid foam that is sprayed-in-place, injected or poured. All exterior windows and doors are spray foamed to ensure the house is tight. Once the house is tight and insulation inspection has passed, we sheetrock the structure, tape mud and preliminarily sand the interior surfaces.
Menture Construction has extensive experience creating home exteriors. Quality siding installation and roofing is a critical step in ensuring your home lasts, is comfortable and stays beautiful.
After the walls and ceiling have been finished, primer goes on to prep them for paint. Any corrections are made and then walls and ceilings are painted their base and final coats.
Menture Construction begins the process of finishing your house from the bottom up beginning with the floor. We can install engineered, solid wood, vinyl, tile and stone flooring customized to your tastes. Where there is tile or stone work on the walls and ceiling, we complete and seal it.
Then we bring in the cabinets. vanities, counters and appliances. Ensuring there is a great fit and flow, sometimes making adjustments, we then trim the floors, windows, doors and any custom moulding work, which we are known for.
Menture's master carpenters can create custom pieces, adding the right custom touches to make your house truly unique.
Lastly, all of your electrical fixtures are installed, all electrical trim pieces including outlet covers and switch plates etc go in. All shower doors, closet doors, garage doors and awnings etc., go up. The interior and exterior of the house structure are completed, cleaned and polished.
Final grading, landscaping, paving or walkway/patio pouring is completed to insure minimally, proper draining will continue after you move in and for years to come. Once everything is completed, Menture Construction does a final work through with you and we put tog et he a punch list for completion. Unlike many other contractors and builders, Menture Construction works until the house if REALLY finished.
